1. Introduction
Welcome to Acrevo.
"Acrevo" ("we", "our", "us") refers to Acrevo, a digital real estate marketplace platform owned and operated by Agni Infra Projects OPC Private Limited
These Terms of Service ("Terms") govern your access to and use of the Acrevo website, mobile application, and all related services (collectively referred to as the "Platform").
By creating an account, accessing, browsing, or using Acrevo, you acknowledge that you have read, understood, and agreed to be bound by these Terms. If you do not agree with any part of these Terms, you must not use the Platform.
Acrevo is a technology platform designed to connect property owners, brokers, buyers, and investors. The Platform enables users to list properties, discover properties, express purchase interest, reserve property portions, communicate with verified users, and optionally obtain transaction assistance services.
Acrevo acts solely as a digital marketplace and service provider. Unless expressly stated in writing, Acrevo is not a real estate owner, property developer, legal representative, financial institution, investment advisor, or party to any sale agreement between buyers and sellers.
All users are responsible for ensuring that the information they provide is accurate, complete, and lawful. Users are also responsible for complying with all applicable laws and regulations governing property transactions in their respective jurisdictions.
Acrevo reserves the right to modify, update, suspend, or discontinue any part of the Platform, its services, or these Terms at any time. Continued use of the Platform after such updates constitutes acceptance of the revised Terms.
If any provision of these Terms is found to be invalid or unenforceable under applicable law, the remaining provisions shall continue to remain valid and enforceable.
By using Acrevo, you confirm that:
You are at least 18 years of age or legally authorised to enter into binding contracts.
The information you submit is true and accurate.
You will use the Platform only for lawful purposes.
You agree to comply with these Terms, our Privacy Policy, Refund Policy, and any additional policies published by Acrevo.
2. User Registration & Account Creation
2.1 Eligibility
To use the Acrevo Platform, you must:
Be at least 18 years of age.
Be legally capable of entering into a binding contract.
Provide accurate and complete registration information.
Use the Platform only for lawful purposes.
Acrevo reserves the right to refuse or terminate access to any user who does not meet these eligibility requirements.
2.2 Account Registration
Anyone may create an Acrevo account as:
Seller
Buyer
Broker
Property Seeker
Property Owner
Creating an account is free unless otherwise specified.
Users are responsible for maintaining the confidentiality of their login credentials and for all activities performed using their account.
2.3 KYC Verification
KYC (Know Your Customer) verification is optional for account creation but may be required to access certain Platform features.
Users may be required to submit:
Government-issued Identity Proof
Address Proof
PAN Card (where applicable)
Aadhaar or any other officially accepted identification (where applicable)
Selfie or Live Face Verification
Any additional documents requested by Acrevo
Acrevo reserves the right to approve or reject any KYC submission without providing a reason where legally permitted.
Verification status may be reviewed periodically.
2.4 Verified Buyer Badge
Users who successfully complete KYC verification may receive a Verified Buyer badge.
This badge indicates only that the user's identity has been verified by Acrevo.
It does not guarantee:
Financial capability
Purchase commitment
Creditworthiness
Transaction completion
2.5 Verified Seller Badge
A Seller may receive a Verified Seller badge when:
KYC verification is successfully completed; and
The verified identity matches the ownership details of the submitted property documents, based on Acrevo's verification process.
The badge indicates that the submitted identity and ownership information reasonably correspond to the available verification records.
It is not a legal certification of ownership or title.
2.6 Verified Broker Badge
Where the verified KYC details do not match the property owner's information, but the user is authorised to represent or market the property, Acrevo may designate the account as a Verified Broker.
A Verified Broker badge indicates only that the broker's identity has been verified.
It does not confirm:
Legal ownership
Exclusive selling rights
Authority beyond the documents submitted
Users dealing with brokers are encouraged to independently verify authorisation before completing any transaction.
2.7 Accuracy of Information
Users must ensure that all information submitted to Acrevo is:
True
Accurate
Complete
Up-to-date
Providing false, misleading, forged, or fraudulent information may result in:
Immediate account suspension
Permanent account termination
Removal of listings
Reporting to relevant authorities where required by law
2.8 Multiple Accounts
Users may not create multiple accounts to:
Mislead other users
Manipulate listings
Avoid Platform restrictions
Conduct fraudulent activities
Acrevo reserves the right to merge, suspend, or permanently remove duplicate accounts.
2.9 Account Security
Users are solely responsible for:
Protecting their password
Preventing unauthorised access
Logging out after using shared devices
If you believe your account has been compromised, you must notify Acrevo immediately.
Acrevo shall not be liable for losses arising from a user's failure to maintain account security.
2.10 Account Suspension or Termination
Acrevo reserves the right to suspend, restrict, or permanently terminate any account if a user:
Violates these Terms of Service
Uploads false documents
Provides fake KYC information
Lists fraudulent properties
Engages in abusive or illegal conduct
Attempts to bypass Platform rules
Misuses Acrevo services
Account termination may occur without prior notice where necessary to protect the Platform, other users, or to comply with legal obligations.
3. Property Listing & Document Verification
3.1 Property Listing
Acrevo allows registered users to list residential, commercial, industrial, agricultural, and other legally transferable properties available for sale or investment.
Before publishing a property listing, the user must provide accurate and complete information, including but not limited to:
Property title
Property category
Property type
Property location
Survey Number (if applicable)
Patta Number (if applicable)
Total land area
Available sale area
Unit of sale (Square Feet, Cent, Acre, etc.)
Price per unit
Total asking price
Property description
Road access details
Facing direction
Approval details (if any)
Utility availability
Property photographs
Videos (optional)
Google Map location (optional)
Additional information requested by Acrevo.
Users are solely responsible for ensuring that all property information is accurate and up to date.
3.2 Required Property Documents
To request document verification, the property owner or authorised representative may be required to upload one or more of the following documents:
Sale Deed
Parent Documents
Patta
Chitta
Adangal
Encumbrance Certificate (EC)
Approved Layout (if applicable)
Survey Sketch (if available)
Power of Attorney (if applicable)
Authorisation Letter (for brokers or representatives)
Tax Receipts
Any additional supporting documents requested by Acrevo.
Submission of documents does not guarantee approval.
3.3 Document Verification Fee
Acrevo may charge a non-refundable Document Verification Fee before initiating the verification process.
The applicable fee will be displayed on the Platform before payment.
Once the verification process has commenced, the verification fee shall not be refundable, irrespective of the verification outcome.
3.4 Property Document Verification
After payment of the applicable verification fee and submission of the required documents, Acrevo may conduct a document verification process.
The purpose of verification is to review the submitted documents for completeness and consistency based on the information and records made available to Acrevo.
The verification process may include:
Identity matching
Ownership information review
Basic document consistency checks
Verification of mandatory supporting documents
Additional clarification requests where required
Users agree to cooperate by providing additional documents or information if requested.
3.5 Verified Property Status
Where Acrevo is reasonably satisfied with the submitted documentation based on its verification process, the property listing may receive a Verified Documents badge.
This badge indicates only that the submitted documents have been reviewed through Acrevo's verification process.
It does not represent or guarantee:
Legal ownership
Marketable title
Freedom from disputes
Government approval
Encumbrance-free status
Future legal validity
Investment safety
Buyers are strongly encouraged to conduct independent legal due diligence before completing any transaction.
3.6 Verified Seller and Verified Broker Classification
Following successful verification:
If the verified KYC identity matches the property ownership details contained in the submitted documents, the account may be displayed as a Verified Seller.
If the verified KYC identity differs from the property owner but the user has submitted supporting authorisation documents, the account may be displayed as a Verified Broker.
These classifications are provided solely for user convenience and do not constitute a legal determination of ownership or authority.
3.7 Listing Approval
Acrevo reserves the absolute right to:
Approve a listing
Reject a listing
Request additional documents
Request corrections
Delay publication until verification is completed
Acrevo is under no obligation to publish every submitted property.
3.8 Listing Modification
The property owner or authorised representative may edit listing information at any time.
However, significant changes, including ownership details, property size, price, or supporting documents, may require fresh verification before the updated information becomes publicly visible.
3.9 Duplicate Listings
The same property shall not be listed multiple times by the same user without legitimate justification.
Acrevo reserves the right to:
Remove duplicate listings
Merge listings
Suspend repeated duplicate submissions
3.10 Removal of Listings
Acrevo may remove or suspend any listing without prior notice if:
False information is discovered.
Fake or forged documents are submitted.
Ownership cannot be reasonably established.
Legal complaints are received.
Court orders prohibit publication.
The listing violates applicable law.
The listing breaches Acrevo policies.
3.11 Seller Responsibilities
Every Seller or Broker agrees that:
All submitted documents are genuine.
They possess the legal right or authority to market the property.
The listing does not intentionally mislead buyers.
Pricing information is accurate at the time of publication.
They will promptly update the listing if any material changes occur.
The Seller remains solely responsible for all representations made regarding the property.
3.12 Acrevo's Role and Limitation of Liability
Acrevo provides a technology platform for property discovery, document verification, buyer-seller interaction, and optional transaction assistance.
Acrevo does not:
Guarantee ownership.
Guarantee title.
Guarantee future appreciation.
Guarantee completion of any transaction.
Act as the legal representative of either party.
Become a party to any sale agreement.
The final responsibility for legal verification, financial due diligence, property inspection, registration, and execution of the transaction rests entirely with the Buyer and Seller.
Acrevo shall not be liable for any loss, dispute, fraud, title defect, encumbrance, litigation, or damages arising from property transactions conducted through or outside the Platform.
3.13 Buyer Due Diligence and Independent Verification
Acrevo provides a platform to connect Buyers and Sellers. The decision to purchase any property listed on the Platform is solely at the Buyer's discretion.
Acrevo does not recommend, endorse, or compel any Buyer to purchase any listed property. The presence of a property on the Platform, including properties with a Verified Documents, Verified Seller, or Verified Broker badge, shall not be interpreted as a recommendation, guarantee, or assurance by Acrevo.
Before proceeding with any purchase, Buyers are strongly advised to conduct their own independent verification and due diligence, including but not limited to:
Verifying the legal ownership of the property.
Confirming the title and chain of ownership.
Verifying the authenticity of all property documents.
Checking for pending court cases, litigation, or legal disputes.
Confirming whether the property is free from encumbrances, mortgages, or government acquisition proceedings.
Verifying actual physical possession and boundary measurements.
Conducting a physical site inspection.
Confirming access roads, easement rights, and utility availability.
Verifying approvals and permissions from the relevant authorities, where applicable.
Consulting an independent advocate, legal advisor, surveyor, or other qualified professional before making any financial commitment.
Buyers acknowledge that certain material facts relating to a property may not be disclosed by the Seller, Broker, or any third party, whether intentionally or unintentionally. Such facts may include, but are not limited to, ownership disputes, possession issues, pending litigation, government restrictions, family disputes, easement claims, or any other legal or factual matters affecting the property.
Accordingly, Buyers agree that they shall rely on their own independent investigations and professional advice before completing any transaction.
Acrevo shall not be responsible or liable for any loss, damage, financial claim, legal dispute, or other consequences arising from a Buyer's decision to purchase or invest in any property listed on the Platform.

However, deleting an account does not necessarily result in the immediate deletion of all associated information.

If the Seller rejects or cancels the reservation after the Buyer's contact details have been shared, Acrevo may retain the applicable Platform Service / Contact Unlock Fee.

4.3 Buyer Cancels the Reservation
